The property was purchased a little over 2-years prior to the appearance of Japanese Knotweed as a buy-to-let. The property is a bungalow which was part of a larger property with substantial grounds and was originally a ‘granny flat’ until it was sold off. The larger property with substantial grounds was identified to have a few significant areas of Japanese knotweed.

Information

Japanese knotweed has been identified in 1 area of the property more than 7 metres away from the main dwelling and to the side of a concrete built / concrete floor garage.

The property has been inspected at 2 weekly intervals and there are currently no signs of any regrowth.

Investigations were made to the large adjoining property who have substantial knotweed and, in an effort to ensure the owners of that property are taking adequate steps to prevent spread of knotweed, communication was opened with the owners who advised a firm had been instructed. On speaking to the firm, it was clear that they had not been instructed and no control or eradication program was in place leaving our client property vulnerable.

Representations were made to Bury Local Authority to ensure compliance and risk awareness to protect our client.
